Post: Concrete walkway along house

Looking for recommendations from flippers: there's a concrete walkway next to my house that looks like the previous owner "sealed" the house with asphalt. The asphalt now has a crack that runs the length of the house that I'm pretty sure water is getting in through. 

How would you fix this? I'm thinking of either removing the asphalt with a chisel, filling it with foam, and then sealing it with roof sealant.

Does anyone have any other ideas? Below is a picture of a section of what I'm talking about.

Hi everyone!

I have a property that only has a furnace. I'm looking to replace the furnace and add an central AC unit. I'm also finishing the 2nd floor/attic and will need to put in ductwork. I got an estimate around $8,500, which I think is somewhat high. Do other have thoughts on what this should cost?

Hi everyone,

I'm about to close on my first deal: a bungalow in Berwyn, IL. I'm trying to finalize my budget and was wondering if anyone knew how much the various permit fees are for the city. I can't seem to find the schedule. 

Does anyone know what these fees are? Thanks in advance!

Hi everyone!

I have a signed contract for a house in Berwyn, IL. I plan on rehabbing and then selling - this is my FIRST house, so we'll see how this goes. 

Anyway, the house has never had a garage on the property. I want to see if anyone has thoughts as to whether I should have a garage built or not. Is it worth the expense? All of the other houses on the street have some kind of garage structure, and the lot is wide enough for one (38 feet).

Any thoughts would be appreciated. I'm excited about this opportunity!

I'm kind of the opposite. I live in Naperville, but am looking for property (SFH) in Chicago. Naperville is really competitive right now, and to be frank, I'd stay away from all condos or anything with only 1 bathroom. In the city, HOA are a killer so that is also an issue for me. It's about a 50 min. drive from the city to Naperville and more w/ traffic, but if you find a great deal, it's totally worth it.

Would have loved to join you all, but I'm out of the country on June 19. Please let me know when the next one will be!

I found a house where the person living in it is looking to sell. However, he says the house was bought with a land trust and him and his siblings (who he is no longer talking to). Any thoughts as to how I could help him out while also obtaining this property? I do not know much about properties owned through a land trust.
