I thought I wasn't legally able to sale to someone else unless the buyer has cancelled the contract in writing. The verbiage in the contract regarding the closing date is below.  Does this mean that I'm legally able to sell to someone else now?  Thanks.

Time and Place of Settlement. Settlement shall take place on or before
September 27th 2024 closing date. (7-29) days from the ratification of this
Contract or sooner by mutual agreement between the parties. Settlement shall
occur within, or at such other site as the Buyer may select, provided that the Buyer
shall have given the Seller at least five (5) calendar days advance written notice
thereof.

Hi, I am the seller of a house that has a lis pendens on it.  The lis pendens will be removed once the house is brought up to code (demolished or rebuilt).  I have a sales agreement with someone that was signed a month ago and the closing was supposed to be in 2 weeks.  The buyer was informed from the beginning about the lis pendens.  Once the title search came back, the buyer will not move forward with the closing and keeps wanting to re-negotiate. I've told him no multiple times, that I'm firm on the agreed upon price since he had time ample time for due diligence and if he wants lower, then I want to void the cancel the sales agreement so that I can put it back on market.  This has been going on for 2 weeks now.  I'm feeling bullied and as if I'm being held hostage and am not sure what I can legally do.  Can someone please advise?  There are no real estate agents involved.  Thanks.

She owns the mobile home. She has a po box so gets no mail delivered at this address.  The property is where my home is also located and I allowed her to put her home on the side corner. So long as she pays $5, she would not be able to eventually try to claim ownership of the land where her home is?

Hi, I let my cousin move a mobile home onto my property.  She doesn't pay rent, but I want to make sure she's not able to claim squatter's rights to the land hence why I need the lease.  This is in very, very rural GA and she's already been on the property for about 5 years.  I've looked online but couldn't find a lease that has anything about not being able to claim ownership of the property, most were focused on rent payments which I'm not concerned with.

 Thanks for the reply.  The broken joists and the others that had to be replaced were all easily visible when in the basement.  There were other items (not connected to the joists issue) noted about other possible issues in the basement.  Even with them being easily visible, I probably have no chance of getting some type of compensation from the inspection company?

Hi, I had a home inspection done on a property I bought last July.  On Thanksgiving Day, the tile floor suddenly cracked in the living room.  The contractor found a broken joist and others that were in need of repair in the living room area.  When the flooring to replace all of the cracked tile was done, the flooring company found more weak spots in the bedroom. The flooring company knew nothing about the joist issues. I'm wondering does the inspector have any liability here since this was not noted on the inspection and therefore, I was not given a chance to negotiate repairs of the joists in the purchase price or walk away from the deal?  Thanks.
