Hi there!

I'm a first time home buyer and looking to buy my first house to live in and eventually BRRR. I have an opportunity to buy my grandmothers house on a nice chunk of land in CA from my relatives (seller finance option). My question is do you think this would be my best choice as far as a loan is concerned or do you think I should exercise my first time home buyer rights?

I know that some key factors like down payment and interest rate will matter from the seller finance perspective but in generally what do you suggest?

How long are you in contract? Do you obtain the title or you just find a new buyer? What market are you in and what are some of the key requirements to succeed and get properties sold timely?

Post: tiny Homes or BIG Headaches?

I love the idea of living in a tiny home and saving some real money. My in-laws have a property we could set up on in California. Sounds wonderful for a couple just starting out but I’m finding major roadblocks on my journey of searching for locations to park these babies. Even with current legislation to allow these AUD’s (accessory dwelling units) I’m finding I’m running in circles which makes it hard to commit.

Would love to hear some of your successes, failures and feedback on securing tiny homes, creating tiny home compounds, or installing AUD’s in the back of your properties.

Living tiny shouldn’t be this hard!

Thanks Nicolas! Yes going to look into all of my options. Sometimes the amount of options are so overwhelming, I just need to narrow in on one and make a decision. Thanks for your input! If I wasn’t in the Bay Area market I would def buy a multi family (too darn expensive) or not enough supply of properties of duplex, tri, & fourplex here.

Right now I’m house hacking (job hacking rather), I have a pretty sweet property management gig with housing. Just trying to save up for my next move :)

Lately I’ve been an avid reader and am averaging a book/week. I can’t seem to put books down. I used to hate reading and now I can’t stop. Always looking for your favorite real estate investment, financial planning, business, and interior design books.

Currently on my nightstand...

1) BRRR - by David Green - I'm almost finished! This read is jam packet with useful strategies to be a successful real estate investor through David Green's BRRR (Buy, Rehab, Rent, Refinance, Repeat) method. Highly recommend!

2) 21 success secrets of self made millionaires by Brian Tracy- read this book in two hours. Some seriously motivational stuff right here. Quick, easy read with useful tips on how to be successful in anything you do.

3) Buy, Sell, & Rent - by Robert Irwin

This literally goes over all the strategies to be successful at any type of real estate investor. Considering this my real estate bible to learning the basic strategies.
