Thanks, Brad! We ended up finding a really great deal on a place in Key Largo, on the water! We're here now and loving it. Are you liking the RV? I've heard the cost of renting a space in RV parks is actually fairly high, so it's never been something we've considered. 

Thanks, Jeff! I will send you a message. So, we're really open to anywhere for location. Mainly, we just want to be warm and near the beach. I've been to St. Pete a few times and thought it'd be a fun place to stay.

My husband and I have just reached the goal of being able to work remote and are very close to achieving our dream of traveling to different places for a month at a time. We own and manage a few investment properties in St. Louis, Mo. Looking to see if anyone has a property they'd be interested in renting to us or advice on finding a place, preferably close to the beach. Being in St. Louis, we've been land-locked our whole lives, and would love to experience beach life! The main catch for us is that we would be traveling with our two dogs. I know a lot of landlords don't like renting to people with pets. Our dogs are old, lazy, well-behaved, and not allowed on any furniture/beds, so I'm hoping they won't hinder our ability to find a place. Would be open to a home exchange or house sitting, and interested to hear if anyone has experience with those sites and which they recommend. Just starting to explore our options, so any ideas, advice, or recommendations are greatly appreciated! Thanks all! 

We ended up cutting a hole in the bottom of the duct and using a couple long boards to hit the clog. Here's about half of what came out, and yes there are bones in that pile! Needless to say, there's a vent cover now! Thanks for all of the suggestions. I agree a good duct cleaner would have taken care of this and not left it for us, I won't be using him again. 

We can use our phones to see it, it's not too far down, just looks like a bunch of junk.

We bought a duplex a few months back, one unit was empty and the upper had a tenant. The tenant just moved out in early July, so we've been rehabbing the unit. Yesterday a duct guy came and discovered that one of the vents was missing it's cover and it appears anything and everything has been thrown into the duct. He was able to get out socks, toys, a shoe, curtain rod and even a wallet with $10. The problem is there's still a decent amount of stuff in there and it won't budge! It's about 5ft down from the vent in the upper unit. I'm worried our only option will be to cut through the wall and duct in the unit below to access the clog. Anyone have a better idea?

Thank you everyone for the advice! Sounds like I need to find a Real Estate Attorney to help me out. I also checked with our loan officer, and we would not be able to buy the property through the LLC and still get the FHA loan.

@Steve Vaughan those are all good points, that I didn't realize the LLC would affect, thanks for the heads up!

Hello, 

I am working on setting up an LLC to purchase our first investment property (a 4-unit). I have read about series LLCs in Missouri, and I think that is the direction we will take. Since this is our first investment property, how exactly should the form be filled out? We also have a single family that we are currently living in, and will turn it into a rental while house-hacking in the 4-unit.

My questions:

1. Should the main llc hold the first property we purchase or does every property go into a series "pocket"? 

2. Is there a correct way to name each pocket? Would I just use the llc name and add the street name at the end? ie: Smith LLC. Main st.

I am hoping this is something I can figure out myself and get filed. If you think it's absolutely necessary for me to have an attorney help, please advise. Also, recommendations for an affordable attorney in Saint Louis are much appreciated. I got one quote for $800 to set up the llc for us, please tell me that's overpriced!
