 Hey Orit,

I may have a few investment properties in Jacksonville, depending on your investment strategy.

Thanks all for the replies and sorry for the delay in responding - it's been very busy. I'll be funding the initial purchase and rehab using our HELOC, then looking for a lender (probably conventional) for the refi. I was hoping there was an easy way to find a small local institution that was more amenable to working on these types of deals. I do have a couple options at this point but all are closely matched - I was hoping there was a stand-out available. I'll circle back once I've closed out the initial admin on the property location and purchase.

I have a few guys local in Jacksonville, that can help. Send me a message if interested.

Jacksonville Attorney for Landlord Tenant Relations is Harry Heist, who has a website that you can download all these notices you will need for your property.

Great news for housing advocates and property owners! This week, the City of Jacksonville Municipal Court ruled in favor of PadSplit, voiding citations for "illegal boarding houses" on constitutional and fair housing grounds.

This marks a huge victory in expanding affordable housing solutions while navigating legal challenges. By working closely with hosts, legal teams, and city officials, PadSplit successfully defended its model, ensuring continued housing opportunities for those in need.

With this case setting a precedent outside of Atlanta, it strengthens the argument for more flexible and inclusive housing policies. The conversation with city officials will continue as we push for zoning reforms that allow sustainable and affordable housing solutions.

This win is a step forward, but there’s still work to be done! What are your thoughts on this ruling and its impact on housing accessibility? Drop your comments below! ⬇️

no one wants to live in these you'd be better off building extended stay with 250 sq ft rooms

Absolutely not true! We have several people living in these homes. I manage many of them in Jacksonville, and have a lot of information on them.

Hi BiggerPockets Community!

I’m a home inspector and Field Services Director at Pro-Spect Jax in Florida, where I help homebuyers make informed decisions about their investments. I’ve been in the industry for several years, and my work has given me a solid understanding of property systems, maintenance, and what makes a home a great investment.

I’m now looking to expand my own real estate journey by learning how to acquire and manage short-term and long-term rental properties. I’m eager to connect with experienced investors and would love any advice or mentorship on getting started, from financing and property selection to management strategies.

Looking forward to learning from this community and contributing where I can!

Hey Kyle,

Checkout Adam Locklear he offers mentoring to people who want to learn more about real estate investing.

There is also Jax REIA - Adam’s dad, Joe Locklear started the group. You can learn a lot from other likeminded individuals.

For lenders, I have access to private money lenders or if you want to go the traditional route, I recommend checking out Coast to Coast - Jeff Weller.

Then for Property Management, I would recommend Locklear Partners and Property Management.

Hi @Jeff Riber too late I paid these unethical jerks.  I think they know us remote landlords are at their mercy.  Personally, I think this company is probaby about to go out of business - they have lots of inventory, and it's not exactly prudent to be investing in FL in the coastal areas now anyway.

I just got another random $475 bill from them.  No invoice, no mention of what this is for.  They are so unethical!!!  :(

Gehan Homes Ltd. acquired a majority stake in Suncoast Property Management in 2023.

I have 3 doors that need to be managed in Jax and Citrus Spring. Can you point to any good PMs?

Hey Amol,

I'm not sure if I should say, but I want to be transparent with you, I was a former Suncoast employee for 9 years. I have left to a competitor.  I can offer better property management services than what you are receiving currently. While I can help you manage your Jacksonville property, I will not be able to offer the same services for your Citrus Spring's property. However, I do have a connection who can help manage your Citrus Spring property as well.

If you would love to discuss, you can send me a message.
