If you are living in the main part of the house, you should be able to rent the in-law apartment to anyone, but again this will vary from town to town. You’re best bet is to find a house you like, that will fit your needs, and then call that town to see if what you want to do is allowed.

You have to reach out to the towns you are interested in and see if they have any restrictions regarding STRs. When you say you are looking for a house that you can rent part of it, what do you mean? A house with an existing ADU? Will you add an ADU? Will this be owner occupied, and you'll rent out a room? Depending on the answer, there could be different regulations. And this too will vary by town.

@Christopher Lynch so many great areas! You’ve got Conway and the Mt Washington/Breton Woods area. Franconia notch area, and anywhere along the Kancamagus. If you’re looking for the sea coast and a quintessential New England town, you’ve got Portsmouth. And one area that I’m keeping my eye on is Franklin. Google Mill City Park. 

Great feedback! What other areas in NH are worth looking into?

I’m totally biased, but I love the NH market. I respectfully disagree with @John Underwood regarding seasonality. You've got lake activities in the summer, foliage drives in the fall, skiing, snowmobiling, ice fishing in winter, and of course great hiking year round. One place I am not interested in going in July is FL. You're never going to run into STR restrictions in and around Lake Winni, and many other areas that have been doing STRs for decades (like FL). Just my 2 cents!

@Sonia N. - no push back what so ever. It's one of those areas that have been doing STRs for decades, so I can't imagine anything changing. Of course, the town gets their share with the mandatory purchase of an annual business permit ($500 for first year, and around $250 per year after).

Hey Joe,

I'm also from MA, but live in southern ME now. I just closed on my first STR in Old Orchard Beach in November. I've spent quite a lot of time researching areas in ME & NH, and would be happy to connect and share everything I know. BTW, we're doing great with the OOB property - summer is at 68% occupancy after just being listed 6 days ago!

Remember, the best time to buy real estate was yesterday. The second best time is today!

My only advice would be on the pricing, it looks like you have a lot of far out bookings for summer, you are losing out on money by having those book so far in advance. It looks like you have flat rates for weekday/weekend based on the month. I would highly recommend paying for a pricing software subscription (I personally use Pricelabs but there are others) and integrating it with you listing, it is more than worth the cost.

Thanks for the input regarding Pricelabs. Admittedly, I don't know much about this, so I'll definitely be looking into it. It's been crazy - we went live on Thursday, and have had 18 bookings since then!
