That said it is a challenge to do at the very end, especially if there are any items requiring more substantial rework. Typically on larger sites the client/GC may hire an owner rep or a construction manager that is there as a check/balance to what is billed vs. complete vs. quality of work etc...the key is that those inspections happen along the way so you never get billed out further than the cost of any rework. So just be prepared that if there's too much to fix, you may need to pay for some of it to be done twice by getting a new contractor in to fix and correct things. 


 Thank you!! Very helpful. I was considering that might be the case - I'd have to pay to fix it.

@Dan H. I am providing oversight. I am on site. The GC lies and way overexaggerates when he does talk to me and lies about when people will be here and what will get done. I am in no way being passive with him or his representatives that he sends to my site. I suspect that is why he stopped visiting the site. 

I think he thought he took a job for a woman who doesn't know anything about how things are built and thought he could dupe me and then he got caught. He did a new build for some friends of mine and did a perfect job, which is I hired him. But on that job he dealt with the husband.

I am finishing up an ADU build that is about 600 sq ft and totally separate from other buildings on the property. The past few months I lost all trust in the General Contractor. He also hasn't been on-site for almost three months. I know that the city does a final inspection, but my gut is telling me to be more thorough. Before I pay the final portion of the contract I want to hire a home inspector to come out. I spoke to a few trusted friends who know the full story and they felt it was a good idea.

I would like to get thoughts from this group on doing that. Thank you in advance for you expertise.

Hi Melissa, I'm in the process of covering detached garage to an ADU, curious, how's it coming along? I just submitted plans to the city and now I'm looking for contractors/vendors. I try my best to stay motivated and focused even though had a few rough experiences on other projects before with them. Building a reliable network of contractors is one of my main goals for this year to help me scale up moving forward. I'm happy to collaborate and help fellow investors in the area.


I snowbird in AZ and WA and when I'm home in WA I Airbnb my Tucson place. It's an older place that needs some upgrades but every time I get anything done it's a half-*** job. I have almost an acre and would love to get some upgrades done on the electrical and start specking out an ADU but because of my experiences so far with everyone from electricians to handymen to landscapers I'm holding back for a while. I'd love to have a solid list of folks I could trust. Anyone on this thread still have any luck?


 I really like United Electric. I don't have a landscaping company to recommend.
