Alex and Fernan, great advice and comments here. I will research all the referrals today and make my contacts this week. No min loan amount should open up my options on geographic locations around the KC area.

Happy holidays from Denver!  I've been listening to BP for the last year, read a few of their books, and just began actively looking for my first duplex in KCMO.  I've been approved through household name national banks but would like to explore the benefits of working with a local lender because I plan on investing in more deals there. Do local lenders also have min mortgage amounts or is it possible to get a mortgage for under $75K?   Thank you!
