Nathan, thank you for your site info and for letting me check out your forms.  I am going to alter that one to fit our state, property and needs.  I truly appreciate your help!

Thank you for your responses.  We will think about it a bit more and see which one works best for us.  Kelly, I appreciate the lease statement and an amount.  JD, I appreciate the option to wait until re-rented or pay early termination fee.  Good stuff to think about a bit more!  Thanks again!

Hello, I am in the process of revising our contract here in KS.  (Live and Learn!)  I am wanting to add an Early Termination Clause, but I can't find any examples online to modify and work with.  Does anyone here have one in their contract and if so, can you share if it's just a set amount or if the amount you charge changes depending on how many months early they are leaving.  We just had a tenant move out of state (personal issues) after being with us for 2 months.  Thank you much for your input and thoughts!

Hello, we have a potential tenant who just moved here to be closer to family and started a new job this past Monday.  She works for the state and her job transferred her here, but is in a different department.  She receives child support and state money for foster child.  What form of income verification would you ask for?  She hasn't been paid from the new job yet, and her W2 will reflect income from previous job. We really like her, but know the responsible thing to do is to verify her income, we just aren't sure the best thing to ask for.  Thoughts?

We've only had rentals for 6 years, but for as long as the tenant remains in the rental, we have not raised their rent. Now, once tenant moves out, then we may post rental for a higher rate, but we have never raised when tenant renewed. I'm betting you will be ok even if you bite the bullet on that $29 HOA increase.

Hey, thank you for all the responses and suggestions!  We have always been very attentive landlords, and while we have a very small number, (3) if there is a problem, (leaky faucet, door not shutting properly...etc), we typically are out there within a day to fix it.  This one just threw us for a loop.  I have a fix it type of personality, make sure it's not just the smell of the storage space (the tenant before was there for a few years and stored her stuff there and I don't think was in that space hardly ever) , talk to the neighbors,  air purifier, those type of things.  My husband has a more business approach, and while he fixes everything else involving our properties, on this issue, he says it's not our property, not our tenants (can't control them). Between all of the comments, I'm sure we can find a happy medium to hopefully make this situation better.  Thanks again!

We own 1/4 of a side by side quadplex in Kansas where marijuana is not legal, (not even medical, yet.)  We have no ownership to the other 3/4 of the property, therefore no leases with anyone there except for our tenant living in our 1/4.  We have owned the property for right at 6 years.  We are on our 3rd tenant.  New tenant just moved in about 2 weeks ago and stated today that there is a strong marijuana smell in her storage space, (under her stairs) that is making her whole unit smell and she believes it is coming from the neighbors next door.   My husband and I had been out there fixing things prior to her move in and have been out there since for a couple things and haven't noticed a smell.  Having never ran into this situation and since we don't own the property next door, I'm not sure what we should do.  Any suggestions?
