@Meng Yu Omg! What a nightmare! Sounds like a really annoying situation to be in. I’ve never personally bought anything through Auction.com but have heard that things can get ugly. Have you tried to contact them at all?

@Luz Pagan I don’t know if they’re two different things. When you’re flipping a property, you are often doing some type of rehab, whether it be a minor paint job or changing out the roof. It’s just the term for the process. You can rehab rental properties as well.

@Nicole Groenewald Hi Nicole! Wishing the baby good health. If you’re looking for something flexible, would you be able to work as a nurse per diem? I can’t speak for inspection but being a (successful) real estate agent takes time as well as a lot of effort. It’s difficult to do part-time. Have you thought of something you can do from home? Doesn’t have to be real estate related. You can always transition out when your investing takes off. Just a thought

@JaBrie Lindsey Any goal is realistic. Question, since you have no credit cards, do you have any credit? Credit scores are often determined by how many accounts you have open and how long they’ve been in effect. Also househacking in LA is very possible but what you first need to do is set clear goals on what you want. Get as detailed as possible. This is a good place to start.

@Donald Coleman Hi Donald! Congrats on taking the first steps towards your future! First, find a broker to sponsor you. Getting your real estate license is a fairly simple process. Depending on your preference, either one will get you the same result. I personally chose to do mine online. Don’t get caught up in the process. Right now, all you have to do is find a broker! Since agents are classified as independent contractors, there really is no overhead for brokers. In other words, agencies are always willing to hire more agents because they are not paid a salary, in most cases. Good luck on your journey, please PM me for absolutely anything!

@Raven Home First of all, take a break from beating yourself up (don’t worry, you can go back to it right after this!) and give yourself some credit. You’re here. You have already started. Everyone reaches the point where they feel they have the knowledge they need to succeed, but can’t quite cross that threshold into actually putting into action. What you need to get started is what the end game will give you: confidence. Which I know, is paradoxical. There is a TON to know about real estate, so I’d be worried if you didn’t feel overwhelmed. Think of it as a task like vacuuming your entire house. Faced with this chore, it is easy to feel exhausted with the mere thought of it’s entirety. It seems impossible. But what if instead, you focused on one small corner, maybe 2sq ft. All you have to do is that one corner. Then you have already succeeded. Too often we wait until the end to celebrate. But why not celebrate the start? I agree that reading Kiyosaki is very inspirational and can get you moving in the right direction. But what you need are actual tangible actions, not just attitudes. What are your real estate goals?

@Joseph Beazley Congrats on making the decision to set your future up! You’re already ahead of the game. My first tip is to invest in yourself. As a real estate investor, you are essentially a business owner. And your business will be a reflection of yourself. Do everything you can in this phase to be the best CEO you can be. This includes absorbing as much knowledge about real estate as you can retain. You’re off to a good start by taking part in this community. BP is an amazing resource! Use it! Secondly, build relationships. This is important throughout your entire investing career. It takes time to build trust and rapport so this is the perfect time to get on it. Let everyone know what you are doing, let them start coming to you when they hear about any potential deals. This will open more doors than you can imagine. Good luck with everything Joseph! @Sheranda Martin I’ve done this for several years, with a few different people. Some good, some bad. Overall I think it’s a great way to optimize income. Just make sure you set specific ground rules. Have them sign this in addition to the lease.
