Congratulations on your success! There's a lot of information I didn't include in my posting, but I certainly didn't sign an agreement and sit back while twiddling my thumbs. I did my research and I absolutely read every line of every page. Despite agreeing to purchase this property, my argument was that I was sold a piece of land and a structure with actual square footage and listed rooms, not just a piece of land. I think it also helped by disclosing this adverse material fact to the seller prior to closing.

What I could have done better was staying on top of city officials for details - they still haven't contacted me back. I still want to know the what-ifs!

For something that should be left for the "big boys and girls," what a way to encourage those hoping to get into the business. Somehow, real estate is still my passion, but I'll take it as a lesson learned. I'm not using this forum for legal advice, I just hope to let my experience be known as it might help another "little" boy or girl some day.

In conclusion, I learned of the condemned status prior to closing, argued that I was being sold a structure per contract, seller agreed to cancellation, got my EMD / funds back. I think I did my due diligence.

Yes, I would think it would've been caught during the title search? I even purchased title insurance. Not sure if that makes any difference.

I have the correspondence with the city in an email and my closing agent at Auction.com made sure to forward it to the title company.

I do not have a lawyer handling the closing. With closing tomorrow already, I'm thinking I should contact one or tell the title company I won't be signing. The closing will be via Docusign.

Hi BP Friends! 

You have yet to let me down and I am once again, as a beginner, asking for your help! 

I am scheduled to close on a property tomorrow. I contacted the city's electric company to start service and was told the electric meter was removed, but she'd inquire with the city to get it back in. She later contacted me stating that the city's building inspector would not be approving the start of electricity because "the house has been condemned and is supposed to be torn down." If the city knows of this, wouldn't the seller (PNC Bank / Auction.com) know of this? Is this grounds to cancel the contract? The property was listed as a house with square footage and a bedroom, not as land-only. We are scheduled to close tomorrow. State: WI

Please let me know your thoughts!

Thanks, everyone! Good news, I heard back from the title company and we are scheduled to close right on time! 

Does anyone know if the Building Value on the tax certificate would be intentionally left blank if the property was sold as-is, uninhabitable? The property has major damage, including a failing roof, which I intend on repairing, but it was sold as a house with a bedroom, but the tax assessment only shows the value of the land. Has anyone seen this before?

Hey all,

I've reached the last step of closing on my first flip outside of my own residence! Woohoo!

Next, I need to order permits for my flip. Of course, this is around the same time of ordering the dumpster, etc.

For the permits request, I'll need to make a site plan. Anyone have any suggestions? I'll be switching a bedroom and kitchen. Also, I'll be raising the roof in the back of the house as the ceiling is pretty low.

Wish me luck -- the property was flooded and the neighbor told me "it's a tear down!"

 Mixed-use property! Three units downtown, one is a commercial unit.
