I was just asking around about this same issue!  Steve Brand with Hancock Mortgage Partners was able to find me a 20% down on a larger multi-family, I'm sure he could do likewise on a duplex.

It's totally possible!!  I'm just a few months out and my husband is expected to jump ship in the next year or so.  You're good at budget analysis on any particular property deal, apply similar principles to the family budget!  I enjoy reading Mr. Money Mustache to help frame my thoughts on this. For us, the biggest hurdle to get past is health insurance.

Congratulations on taking the first step!  It looks like a nice property and if it's going to cash flow for you, that makes it a winner!

In my area, replacing one of those little basement eyebrow windows with a proper egress window costs around $3000 for a contractor to do. It's required to make a legal bedroom in the basement, and additional bedrooms increase rental value and sale value. I'm planning on doing this in my next project!
