@Jason Kibbey I have some family in Tennesse and Illinois, but I'm open to where ever I can establish a team (reliable property management, agent, broker, contractor etc). I'm open for suggestions. I read an amazing article this morning by @tyrellperry on his first investment out of state that was very inspiring and definitely offers competition to bakersfield. Check it out!

I have been looking at small multi-families in Bakersfield as well and finding similar results. Still weighing my options between Bakersfield and an out of state property for my next buy. My first buy is a live-in duplex in LA. Keep talking about Bakersfield, as I want to learn more!

Coming from Los Angeles, I didn't know $20,000 could even buy a multi-property! I'm buying my first duplex to live in and then looking out of state. I'm very impressed and now very intrigued to run the numbers in other areas of the country. I'm curious how you vetted the property management from afar @Tyrell Perry?

There is a wealth of knowledge being shared. I was thinking that SELA might be prime for Subject 2 deals. (and possibly my first live in duplex deal). I'm wondering how you find these subject 2 deals? Are you using direct mail? getting referrals from lawyers? Knocking on doors?

So in LA, it seems Flipping is very hot! But deals are slowing down and when there is not enough "meat on the bone", I'm thinking Subject To deals might be next. Does anyone know how to do Subject To deals in Los Angeles? Have you had any success? Where would I go to learn more?
