Post: Structuring our first private money deal

I’d love some input on this. My husband and are new investors with a couple of properties, both of which were obtained with personal funds. We were recently contacted by a couple (also fairly new investors) who live on the other side of the country from us, but have a child in college in our primary market. They are hoping to find a property in our market that will make a great rental for their daughter and her friends while in college, and that they could continue to rent after she graduates. Because they don’t live here, they are wanting to partner with us, as feet on the ground to help find the property, and manage the rehab. We have not done any deals with private money as of yet and are just curious as to any thoughts about the best way to structure this deal, as we would not be using any of our own money but would also not be re-selling after the rehab because they would already own the property! Would you run the numbers the same and factor our ”fee” of 15-20% of ARV, or would it be better structured some other way? Thanks in advance for your input!!

This is not a real estate question, but in a somewhat recent podcast (and I cannot remember which one) @Brandon Turner recommended a runners book that he loved to listen to while running. I’m getting back into running and would love to listen to this book but cannot find where I wrote it down. Does anybody, by chance, know what this book was?

Thank you @J Scott I am currently reading “The book on Flipping Houses” and “The Book On Estimating Rehab Costs”. I just like to get as much input from people as possible, check out options and see what systems work best for us.  Love the books though!

My husband and I are new fix and flippers, we are about half way through our first renovation that we have done most of the work ourselves. We are preparing to higher our first GC to get this first property completed and move on to our next. I really want our process of hiring, and ongoing process to be streamlined and consistent. Any input or suggestions as far as contracts (with any/all contractors and other employees we may hire), scope of work and draw schedule programs or templates that you use and love, Any other programs or Apps that you have found helpful in organizing , scheduling, communicating, and just keeping everyone on the same page and clear on expectations. Thanks so much for the input!
