I'm wondering if this has happened to anyone after a market collapse like back when the bubble burst in 2007 or 2008.  What if the market crashes and my tenants rent decreases significantly from section 8?  I know you can't ask them to pay the difference

Hi.  My friend is considering renting to a section 8 tenant.  If she rents at the fair market rent now could it decrease in future and then get a lower rent from section 8?

I am thinking about going to an property auction at my local town hall.  Are these only for cash buyers or can you can a loan for these properties?  Any other info and advice would be helpful!  Thanks!
