@Scott Taylor @Ken T. The contract was signed yesterday morning and my PML backed out yesterday evening. I have not given her the earnest money yet and it is subject to inspection. The inspection has to be done by August 1.

Please help!

I am new to the real estate investing. I have a house under contract and unfortunately my PML has backed out of the deal due to personal reasons. I put the contract subject to inspection. If I still am unable to find funding after tomorrow I need to get out of the deal. How do I go about this?

It is around $1000 a year. That is what I pay in Toledo.

My lender backed out of my deal. I have a house in Ottawa Hills, Toledo, Ohio in contract for $118,900, As is value $150,000-$160,000, Rehab estimate $35,000-$40,000, and ARV $250,000-$275,000. I looking for information on how I can get this deal funded. I have a HML that is willing to cover some of the cost but, I need $35,000 more to cover the deal. Any suggestions? Please help!

@Engelo Rumora do you know of any lenders in the area that may be interested in helping with this deal. I actually have found someone who is able to fund the majority I just need about $25,000 more.

@Rob Badhorn The house is in Ottawa Hills, it is a FSBO. I have ran all of the comps and I am a Realtor. I am very confident in this deal. Do you know of any PML in the area?

The house is under contract for $118,900. Its current value is $150,000. Estimated repair cost is $40,000 and the ARV is $250,000-$275,000. Thank you for taking the time to help.
