I live in Rochester, my son attends RIT, and I work ~2 miles from the college.  If you're comfortable with college rentals, I think it's a good idea.  It's not uncommon for rentals in Rochester to be owned by out of state or international investors. 

I'm new to Bigger Pockets (just got on the forums yesterday!) and am just starting my investing journey, but I'll be happy to help if I can.  I know the area quite well.
