How accurate is preforeclosure.com when a house is shown as 'active?'

I was searching for absentee owners when I somehow came across the website propertyshark.com . I'm not familiar with them at all but they have me 1 free report so I wanted to try it out. They listed the names of the owners and it shows that they also have another house. It looks like they are/were trying to sell one of the houses.. ? How would I go about finding out if they're one of the distressed homeowners I should try and work with? Is it best to just look their phone number up in yellow pages and ask them if they're trying to sell the property?

Yes I was thinking of birddogging mainly just to get some experience in. At least so I know what to do. I do know the area well I've lived here my whole life, but it's a city so I don't know where every street or building is.

Would the same work going through a real estate attorney?

Would I just contact any random real estate agent in my area and ask them if they can pull up comps on a home for me and they'll find it?

I feel like I know the basics to everything, but when it comes to doing it, I freeze and question what to do. Maybe I should start out birddogging?.. But how would I find someone that will do that and split some of the costs?

This is so confusing 😓 so in other words, avoid that 'deal?'
