Congrats on being in the no mortgage club! Yes, I say go for it. Im learning more on the subject myself,as I would like to bring affordable luxury housing to more people. I built my family home,not wanting a mortgage. I pulled permits and did most of the work. You would be suprise how much money you can save by being your own equity investor...Are you the handy type? However Qualified accounts may not allow you to provide your own labor, im not sure on that....Again congrats and happy investing!

I got my feet wet building my own home as an owner builder. I pulled permits,as well as provided the labor: (blockwork,framing,electrical,plumbing, and hvac). I figured why not become a GC and build more custom homes. However Im looking to partner with a GC  for a year, as I need 1 more year of experience. Any suggestions on how I should approch the situation. My plan is  to only have the GC as a consultant, as I will fund my own builds or find funding sources. Thanks for comment and answers

Hello guys.I have a question. I am wondering if I do a Master Lease Option on a property,what date is the effective date as it relates to determining capital gains. If I decide to buy and later sell the property;date I sign the Master Lease or the date I purchased the property ?...Thanks for the help guys.

Thanks for your reply James. We will arrange a percentage split. I will provide the marketing,business development and customer acquisition, but property owners will supply the real estate will supply the real estate. I will not require investors at this time but maybe in the future if the concept takes off.

I am contemplating developing a partnership with property owners to get into the shared economy space? I was wondering would this require a real estate license? I'm thinking shared lots vs. the norm or shared office space? I would be partnering with property owners, and then renting out these spaces?
