@Lisa Lincoln HI just curious since you wrote this post last. Has it been the same result for you each year so far up until now?

I held a deposit for 3 tenants (room mates) on a unit and only one of them signed the deposit. It was $1600 deposit and $500 non refundable. One of them is asking for a refund of his portion he gave to the roommate that signed the holding deposit. Am I obligated to return his portion even though he’s not the tenant that signed the holding deposit? We are first time landlords and are still learning with all these new situations that have been coming up.

How did you manage leases with multiple people paying rent for a single family home? Did you have 1 person collect rent and pay at once? Or did you have them all pay separately? Also, did you have everyone sign the 1 lease together or seperate?

I have someone coming to bring a deposit to put my rental on hold for them for March 1st. Which is about 3 weeks away. $500 of the deposit is non-refundable. If he ends up changing his mind and wants to refund his money back. Do I have to give him a full refund for putting my rental on hold for him to move in?

If a tenant is providing their deposit and first months rent and before moving in February 1st. Is the next payment due March 1st? Just want to make sure I have this correct before I move the tenant in.
