thanks for all the tips, I'll go with a tank sweep, as  recommended. Peace of mind is worth something.

When I was setting mine up, I opened a box at a local UPS store. You can use their address for your LLC.

The house I'm looking at ("as-is") has an above ground oil tank. Home was built in 1970. Will I still need to do an oil tank sweep to see if there's any tank inground?

@Account Closed, thanks for the detailed reply. I'm just going to rehab it and not do any adds; in this town, it takes forever to get a variance.

My attorney in Central NJ charges 1k. I am not the most complicated client, though; most of our communication is via email, and I've been with him for 2 closings, each was spent in his office for max 10 minutes each time.

My Why is FINANCIAL INDEPENDENCE. I don't need to make a boatload of money, just want to be comfortable, and above all, NOT HAVE TO RELY ON OTHER PEOPLE (i.e. a job) FOR INCOME.

I bought a house thinking that I'd add a second floor, but realized that it'll take too long. So now I just want to rehab it using existing footprint. Not sure at this point if I sell or rent.

Before going to my agent, I looked at the various websites to see what they state as the value of the house.

For my purchase price of 160k, closed on April 2017, the sites show the following estimates:

realtor.com = 263k

zillow.com = 243k

trulia.com = none stated

redfin.com = 231k

Has anyone done a comparison of these websites vs what their agent informed them of what the value is? Was it close / too little / too much?
