I second lime washing the stone.  I love stone, but limewashing, not painting or whitewashing, will preserve slight color variations.  Paint the wood white.

A friend of mine who is an ac/heat repair will sabotage his own AC to “help “ move tenants out.  

Are these shared utilities that you pay?  Cut them off and live w a friend for a week.  

I resent paying system abusers extortion money to move out; 5 k is too much tho.


can u get the police involved somehow?  Make life uncomfortable for them.

The river is nearby (a few blocks).  I was thinking of a Sage green  or navy blue paint.  It faces west so I was concerned about a highly saturated color w sun exposure, but I want something that will “pop”.  This is my first rental property. The new roof is a muddy brown metal ( ugh), also fence suggestions?
