Nicholas, welcome! I feel funny welcoming you because I, too, have been lurking around behind the scenes of BP for quite some time. I put an offer in yesterday for an REO flip project in Bremerton. This will be my first project if I get the deal. I have a great investor-friendly agent, so if you need a referral, let me know. I'm out of state, so he has been the only reason i have been able to invest in Bremerton. The other thing I wanted to connect with you about is your program you are going to present at your old high school. I have wanted to do a 30 minute presentation for my coworkers about personal finance, but I just haven't made the time to sit down and try to put everything in my head into a logically-formatted presentation. In efforts not to re-invent the wheel, I was wondering if you would share you "wheel," or at least share a outline of your "wheel?" (Wheel=presentation)

On that note, the agent I speak of, who is a Veteran, gives presentations to groups of people on how and when to use their VA benefits for real estate investing. I think the two of you could team up to offer free (or paid) workshops on personal finance/house buying/investing. Either way, he's a great resource and you both seem to like to give back. He has an office in Bremerton and Silverdale.

This thread couldn't have come at a better time! Thanks, @Tawa W. for asking the questions that I have needed an answer to. I am moving to Bremerton at some point, I don't know when, but that isn't going to keep me from investing there now. My best friend lives there, and on my last two visits, I fell in love with the vibe of the community and the direction it is going (I'm talking about Bremerton, not Port Orchard, though PO is very close).

@Rachel Luoto, I will be in Bremerton in February and I would love to meet with you for coffee or lunch to chat about how AirBnb is working for you. Part of my "why" of investing is to help my Mom semi-retire from her boring job of 35 years that she is afraid to give up. She loves to host people, cook for them, and is just a woman who thrives on service to others. I want to purchase a property that she can manage and make some money on the turn-arounds between short-term rentals. I will be there February 2-7.
