Hi I want to give my tenant a 30 day notice to vacate because I no longer wish to rent out the property. The tenant is currently on a month to month lease . Which is the best way to legally serve a notice without stating that this is an eviction ? Please help!! Thank you !!

Is there a way to remove a dog odor from a home without replacing the carpet? I had the carpet cleaned , the bathroom tile replaced and the home painted but the dog smell will not go away. The carpet is in decent condition so I didn't want to replace for a rental property. Any suggestions??

Is there a way to purchase or transfer a home without losing seasoning? I want to purchase a property. The property that I want to purchase would need rehabbed.I have a pre qualified buyer but the lender is requesting them to purchase a seasoned property. Is there anyway around this?

@Christopher Phillips Thank you so much. I received a property that was just transferred to my seller via sheriffs deed due to back taxes and now they are offering me to purchase it via quit claim deed. If I run my own title search and purchase title insurance, do you think it would be safe or still risky? Thanks so much for your help?

Hi, Can you bypass a POS temporarily by selling or purchasing via quit claim deed? Is there something that I would need to do as a precaution as the buyer?
