Hello! I have a pretty interesting opportunity for anyone that currently owns a multifamily in California and is planning on holding it for the long term. It'll make the landlord 10-20% more income and the tenant would stay 4-7 years. The tenant would save 8-12% compared to buying a home and nearly 2x compared to renting. It would cost you nothing as well, would be FREE. It's a solution arbitraging the current local property values vs rent. We would sign an NDA and I'd love to go over the service solution we're creating. Hey guys, I don't post on here as much as I should to network but have been lurking and consuming throughout the years! Haha

Quick back story: I grew up in Saint Louis, MO. I moved out to California to pursue real estate and didn't really know anyone. Slowly but surely and bouncing around from jobs, I ended up picking up a security job and studied over night.

I attempted several business ideas, a nutritional supplement company, day trading, etc. All Failed horrible and bank rupted me. 

Eventually I quit Security that and went for real estate full time while ubering in between client meetings and follow ups. 

I got into Real Estate Investing by listening to a ton of the podcasts 

My biggest advantage currently is that I'm a single guy with no kids and extremely low living expenses so I can afford to live on 20-30K per year and invest the rest of the 70-90K per year.

I ended up raising over 1M and am projected to do over 200K in net profit this year and will be 400K+ next year!

Of course that could change dramatically or go horriblly wrong as well! Haha

I'll post my Youtube video down below - Its my full story, and I will absolutely be posting my day to day, how I've raised the money, a bunch of other things. I want to upload 3x per week for the next 2 years. I want to create something where it's a real entrepreneur that's going for something a bit risky, no lambos, jets, or any of that mastermind crap that you see everywhere else. 

Just real deals and risks and real life situations. I hired an editor to attempt to make it as entertaining as possible as well.

Biggest mistake is blindly trusting your contractors and doing an out of state deal right away. We've gotten burned for 30K+ on our first deal and learned a ton of lessons from it. Always question the contractor and verify them in great detail!

The best mentor would be someone doing the method of investing you plan on doing. Even if they've only done a handful of deals, that would be a great start. Honestly the #1 way would be just doing. I'd learn and soak in knowledge for a good 4-6 months and hop in slowly. That would be best way. Posssibly partner with someone as well!

I've lived throughout the Midwest and as bad as California is now with the lockdown, leadership and taxes... theres just nothing like California! Specifically SoCal.

Hello! You seem to be very early in the process and many agents don't want to have to coach someone or guide from step one and a year later pulling the trigger. 

I would highly suggest just telling them you're an investor and you'd like to be added on the saved search and if they have any recommendations. 

Don't necessarily "Lie" just leave out the fact that you're not itching to pull the trigger for now. Get on a saved search and nurture the relationship.

May take 10-20 agents to find one. Thats OK.

Thats crazy, I'm glad you found an even better position. Some people truly have nothing better to do than to complain and demand from society. I'm hoping theres some big changes in society in the next upcoming year or two.

We've been scaling in Saint Louis and are under contract for 5 homes to purchase. 3 are flips and 2 are rentals. Looking good for us so far!
