As a wholesaler, should I give the address of a property to a potential investor before I’ve gotten the property under contract?

The potential investor says his company wants to get the property under contact and they will just give me a finders fee.

Is that something that any of you guys have encountered? Should I trust that he will in fact give me the agreed upon finders fee? Should I look for another investor? I don’t want to get taken advantage of, but I also don’t want to miss an opportunity to build a relationship with a potential investor.

Hey so I'm brand new to the real estate investing world and I have a property that I want to BRRRR. The seller is motivated, but it's in a rural area and I'm not sure how to get the comps. Most of these homeowners own their homes in full and have for some time, so how can I determine what's a good rental price if there are no rentals in that area?

Should just I not invest there? Should I look further out to areas that do have rentals and use those for comps? What should I do?
