I have experimented with Craigs List in the past. I've got a couple buyers, one who said he was a cash buyer. Nothing too great though.

I am going to take your advice ,Nick, and put my phone number in the ad, instead of relying on E-mails. Better just sharpen up my BS skills. Since I don't have any actual deals. :oops:

How do you guys handle it when someone calls you, and you don't actually have any properties? I was thinking of just saying the propery I had in mind is no longer available. Or something along those lines.

I think if I could average one deal per month I would be satisfied. I would like to shoot for $5k a deal, but more would always be welcomed.

How long was it before you went from learning to actually acting on what what you have learned?

I ,like you, would want to balance the time between working and enjoying the spoils. I am a WWII era weapons collector, and I am all about cars from the muscle car era and before. I drive a '70 Super Sport Chevelle daily (not my car) and I am going to be picking up a '71 Chevelle hopefully this weekend.

I would enjoy the aspects of real estate. From meeting new people, going and seeing properties, figuring the numbers to make a deal work, and the money after a completed deal would be nice too. But my real passion comes with tinkering on the older cars, and collecting weapons. The real estate would be a very close second though.

Now do you mean Colt .45 as in the Single Action for .45 Long Colt, or the trusty 1911 in .45 ACP?

I miss my 1911. But something came up and I needed the money. Such is life I guess.

Soon as I close my first deal I am going to pick up another one. I like the Beretta 92's, but I want a real .45 not a .45 set to stun. :lol:

I honestly can't believe someone would actually claim that to be murder. Two people are attempting to rob you ,and they are armed, I would say this land lord was more then justified.

Since it's been a little over two weeks I guess a bump is in order.

I am more concerned about holes in my business plan then I am with how many deals a wholesaler might close per month.

This is going to be a two part thread.

First I have a question for the guys ,and gals, who wholesale full time. How many deals do you close ,on average, per month? No need for financials, just how many times you sign on the dotted line per month.

And the next part of the thread is about a make shift business plan I typed up.

Goals

Wholesale real estate in Southern California
Eventually move to Northern Arizona and resume wholesaling there
Make at least $20,000 before December 31st, 2009
$5,000 a deal = complete four deals
Get a solid Purchase Agreement Contract
Get an Assignment Contract
Build a solid buyers list
Start locating deals

How to Attain Goals

1. Build Buyers List
A) E-mail landlords at GoSection8.com
B) Post “Homes for 50-70% ARV†on Craigslist.org
C) Call “We Buy Houses†signs
D) Call realtors and ask if they have any cash buyers. Offer to pay 10-20% of profit.
E) Run a newspaper ad that says “Looking for buyers for homes at 50-70% of ARV.â€
F) Offer free list of distressed properties
G) Ask current buyers if they know any more buyers.
H) Join an REI club and ask around
I) Get a list of investors that have purchased within the last three months.
J) Foreclosure auctions

2. Get a sound Purchase Agreement
A) Speak to Real Estate Attorney

3. Get an “Assignment of Contract†form
A) Same as above

4. Get tax information squared away
A) Speak to accountant
B) Get federal tax ID
C) Get state tax ID

5. Find a title company
A) Make sure they will handle double closings

6. Start Marketing for deals
A) Search Craigslist
B) Search listing websites
C) Search newspaper classifieds
D) Make a “I buy houses†newspaper ad
E) Put an ad on Craigslist
F) Join a REI club

The beginning goal section wasn't really in any order. I was just writing stuff off the top of my head. Any tips and suggestons for my makeshift business plan are appreciated. I am sure there are gaps in there that I am not seeing. I tried to keep the "How to attain goals" section in the order I would like to accomplish them.

For my "Building a buyers list" and "Locating deals" I just plugged in some tips that I got here from Bigger Pockets. Also, the $5,000 a deal is just a generic base line I came up with. I know some will be more. I hope none are less.

I wish I knew how it was a person could be scared of making an attempt at being successful. I don't buy into the whole getting rich quick hooplah. But if I could make enough to support myself, and have a little fun I am all for it.

Is my goal of $20,000 this year too lofty? We've got seven months left in the year. It seems like it would be reasonable. I just have to get out there and get busy. Instead of spending some time on the net thinking I've made a difference.

When I first got the idea of real estate into my head that is all I did. I never got out there and did anything. Well I did go look at one house. But I had no idea what I was doing. :oops:

So, as mentioned previously, any thoughts are welcome.

Actually, one last question. What do you guys wear when you meet with people? I've got a button up shirt, tie, dress pants, and dress shoes. Aside from that all I've got is jeans and T-shirts.

This thread has really helped me. I am writing down the ideas for building a buyers list.

Instead of just spinning my wheels being excited I am writing down what I want to accomplish and what I need to do do accomplish my goals. I have no dillusions of getting rich quick, but I don't see why I can't earn a respectable income.

My goal for my first year of being serious is to do about five wholesale deals. I hope that would net about $30,000 or so. I don't know what that would ammount to after taxes, and other expenses. But I can say one thing, it is sure more then I am earning now.

Well I am going to keep my goals simple.

Wholesale my first property.

I've got all kinds of ideas running around my head. I need to slow it down and work a business plan out piece by piece. I hope to accomplish this by doing a lot of reading here on the forums, and keeping my thoughts written down for reference.

Speaking of flipping. How is the wholesaling market there in Denver?

I think I may be making a trip out there this Summer. Well actually I am going to be in Loveland. I was thinking of spending a few weeks or maybe longer out there. Are there enough houses moving in the Denver area to make an average income wholesaling?
