Post: establish LLC after receiving an offer

Quote from @Michael Coco:

What is the purpose of your LLC? Will it be to hold the property? To act as the property manager? Why are you forming it? Transferring an asset to an LLC is possible, but as mentioned, it could trigger a Due on Sale clause if you have a mortgage.

its to protect personal assets and possible to set up a property manager

is it needed if I am buying my first rental property?

Hello,

Just want to know if anyone have tricks of the trade they can share to get the most deals needed to renovate bathroom/kitchen?

For example, someone told me I can get cabinets replaced by going to Lowes and they will install them cheaper?

thanks,

Thank you for all the responses.
Wondering what other people opinions are on a unit that isn’t creating positive cash flow.

Condo is located in Hackensack New Jersey, causes 249000

Assuming that this area appreciates at 3%, which seems low at this market, but I’m projecting for the long-term?
rent increase of 3 to 5% per year?

Tax is 5207

Maintenance 637
rent minimum of 2200 to be on the conservative side

does this unit make sense to purchase for long term  investment or am I better off putting money in a CD account that’s earning 5% interest

I plan to invest in nj where house appreciates well.

how to do I find the true appreciation rate for certain towns ?

The condos I am planning to invest all yields less than 1% when following the 2% rule.

NOI ~14,000

The rental calculator told me I won’t be having positive cash flow until 4 years after purchase.

What numbers should I really be looking at?
