Hi Paul, my property is located in Ocean City, MD. So my situation may not apply to your market, but here's for your reference:

They are charging me 15%, which is very competitive in my market. Vacasa assigns one owner relationship manager to help you with on-site stuff. For any other requests, you can directly call their customer support portal, which always get connected during their operation hours (6am - 6pm PST, 7days a week), according to my experience. There's an owner portal where I can submit request such as changing the light bulb etc. That typically get taken cared of within a day or two.

My biggest problem with them is that each manager is handling way too many properties (mine was handling 150+), that they may not provide a timely/customized service to you. That posts a big challenge since I'm an out-of-state investor. Things like mailing and setting up a new set of kitchen wares may be difficult to coordinate.

Other than that, I'm in general pretty happy with them.

I work with Vacasa and I believe this is the case for majority of 3rd party management companies: they will collect payment for you, and deduct their % of management fee before distributing the revenue back to you.

This is a very open-ended question. Let's say there's a listing of fourplex. Building is 80 years old but recently remodeled and looking like new both interior and exterior.

My question is:

1. How do you define low-quality, standard, high-quality construction/remodel work? (This can be qualitative or quantitative)

2. What 3 questions would you ask to get a quick and rough first idea of what quality of work the property is?

@Nathan G. Definitely, thank you for your suggestions Nathan - I’ve talked with a few neighbors and this cost is indeed too high - calling for an energy audit and hopefully I will get more information.

Dear fellow property owners, I would like to ask some question regarding winterizing your property:

I’ve got a Ocean City, MD condo with only wall/window AC units. Heating during winter is completely dependent on electricity. I’m not able to shut off water since the whole building share the same water shut. I keep 2 wall AC units on at 62 degree, and my electricity bill is running around $7-10 per day - this sounds way too much.

Do you have similar experience? Does my electricity bill amount sound normal? What is your practice during winter with regard to protecting your water pipe?
