Agree. I can go up to 5’s provided the rent pays well. If you had a similar budget where will you look?

Thank you all for your time and feedback so far.

May be I should reframe my question. If you had 450K where will you invest in Nova. I am looking at long term growth. I know I will only break even. Any upcoming areas where I can look at? Since this is an investment loan if the rents are higher I can go up to 500K as well. I am looking to put down 25%.

My current TH rental is in Manassas Park. I can get a new build there but I would like to consider other areas.

Hi! Happy New Year 

I am looking to invest in my second rental investment this year. My budget is 450K and keen on somewhat newer townhome to reduce on maintenance cost. I have been looking up townhomes in Loudoun county up-to Fairfax, PWC but not with much luck. I have now considered expanding up to Stafford for somewhat newer THs within my budget. 

I have been reading older posts here and it has been so helpful. Please suggest areas to consider. 

I would also like to learn about investment in Warehouses. Not sure where to start.
