I find deals that yield better than 10% on investment almost impossible on todays's amazing economy and especially my local market. By 10% I mean you buy a peoperty that is 100K and you get 10K return a year (after removing tax and HOA payment). I have enough cash to buy rentals this year but I want to invest in better deals than 10%. Any thoughts? Currently looking into out of state rental options as well.

You started investing in 2018 (when the market was very good). I was just wandering, what do you categorize as a deal? What do you look for in your rental properties?

Recomendations please. I am in here for long term investing. I am looking to BUILD A RELATIONSHIP with a wholesaler. Can you please recommend a wholesaler in Eastern Carolina that does not inflate the ARV? lol yep... A wholesaler that focuses on long lasting relationships.

Post: Flipping a Flooded Property

Today I was volunteering to clean after Florence. We were cleaning this townhouse who was in a good location. We removed all the lower sheets of the wall,  water was there 3 feet high. I happened to meet the owner and he told me he was interested in selling the house to a flipper. He said he would give me a good deal since I was helping. Has anyone ever bought a flooded house? Can water cause serious damage to the wood framing? Most importantly, how do you feel about investing in a house that is in a flood zone? 

Very inspiring story. Excited to see what the future has in store for you. I find my motivation to be the same as yours. I migrated to the states at age 19 and left my widow mother and all my family behind.I need to have the finances to get my family together so I turned my attention to REI. Two weeks ago I got my RE license and started working as a realtor just to get my feet wet. I have not found an investment community yet but I am hoping to get more connected in some of the upcoming REI meetups that I am attending. Thank you so much for sharing your story.
