Post: Mold in window AC units

I have an old building no central air but I do provide window AC units, I usually install them for them and take them for the winter time. So yesterday I installed them in one of my units and even before they were installed the tenant started texting me about making sure they were clean and mold free because she has gotten sick before from AC’s. So I cleaned them and cleaned the filters. I did not take them apart and clean all the inner workings but I have been using the same AC’s for years and never had one complaint from any other tenant about them making them sick and in fact I lived in the building myself and used them and never had an issue. This tenant is extremely high maintenance and everything is a “health issue” because she has bad allergies she says but she has two cats and her apartment is a mess with cat pee and vomit everywhere. I have already replaced her electric stove with a gas one basically because she didn’t like the way it cooked I put an oven thermometer inside it and it was calibrated perfectly but she said it wasn’t baking properly. I have gone above and beyond for her and satisfied every issue she has had maybe not always immediately but none of her issues have been emergent. So now after one night with the AC’s she is saying they are making her sick and she found 3 black mold dots and she needs money back from her rent because of doctors bills and missing work and that I need to replace the AC’s with new ones. Is this my responsibility in the lease it says I will provide window units for AC I have done that and this point I feel like if she is not happy with what I have provided she should replace them herself. I’m just wondering how someone else would handle this situation or what I am obligated to do
I currently own two properties a four family and a duplex. I have a FHA loan on the four and a hard money loan on the duplex. I have rehabbed the duplex and am all in for $101,000 the property is worth $162,000 the lender is pressing me to refi as I am about 2 years in to what was supposed to be a 6 month loan I have applied for a new loan twice and been turned down due to my credit score it's about 540 right now mostly because of my credit utilization I'm basically maxed out on all my cards because I used them to rehab the building with the intention of paying them off when I was able to refi but now I can't refinance and I'm stuck in a trap with my credit cards and I'm struggling to keep up with them all and it's going to be hard to get my credit score up with the current state of things so I am wondering if anyone has any suggestions as to what I can do. I have equity in both of my properties and if I could do a cash out refi I could pay off all my existing debt and lower my monthly mortgage payments and get back on track but right now I just feel stuck and the people I have talked with are not much help all they do is explain to me how credit scores work and how to improve my credit but I already know all of that but when you have more debt than income it becomes hard to get out of the vicious interest cycle. Just looking for some advice please

I have a duplex and there is a bee hive inside the brick wall by the fireplace the tenant has children and she is allergic to bees so they asked if I could put them in a hotel room until I got rid of the bees it has been 2 nights already and I have already spent $438.00 and the beekeeper can't come until tomorrow to remove them I am just wondering if I should be paying for their room or if I am being too nice is it my responsibility or not?

I use cozy and it has been working well for me I also have a P.O. Box for those who do prefer to pay with a check or money order that way you don't have to give out your home address and my credit union just recently told me they have a POP money feature where people can send money with just a text or an email so you may want to see if your bank offers anything like that as well.

So I am renting an apartment and I showed it to several people who were interested and 2 of them filled out the application the fee is $40 non-refundable I use a local community program that runs the applications and the fee goes to them for the background and credit checks so both of the applicants were approved but one had a higher income and credit score so I chose to rent to that one now the other applicant is up in arms and demanding a refund but I don't believe it's my obligation to give a refund but I'm just wondering what other people would do. I'm just looking for a a little feedback.

I am doing my first hard money deal and I am wondering when I pay the loan fee is it at closing or do they include the fee in the payments.

I am currently applying for my first hard money loan and they want the scope of work, we will probably be doing most of the work ourselves so since I do not have a contractor I'm trying to figure out exactly what I should include in this scope of work I have looked online and seen so many different examples, so I was hoping that someone who has used hard money lenders before could provide me with some insight as to what exactly I should include.  Please and thank you guys.
