@Joshua D. I started bringing paint swatch samples to our open house to hand out to everyone who asked for the paint color :-)

We've used it with several different floor stains ranging dark to light and it compliments all of them.

My husband and I have done one flip and two spec houses since moving to FL. I've noticed throughout all three builds that there isn't really a streamline or consistent method of communication between the contractor and subs. Some job details are sent via email, but with some of the smaller / less sophisticated trades, they just get a phone call. The process is even trickier with the subs who don't speak fluent English. As we branch transition to doing more flips instead of spec houses, I am trying to determine the best way to communicate with our subs. I'd love to hear how the BP flipping community handles this!

I am not interested in large PM or construction software. The subs won't use it and I think it's a waste of money :-)

Thank for all of that @Emilio Ramirez... my husband and I build a few investment houses every year. We have noticed that communication between the GC/Subs varies drastically depending on the trade, level of sophistication, whether they speak English...etc. Some jobs are sent over email, some just communicated with a call (which leaves the door open for miscommunication). I am just trying to get info on how other people handle it, to see if there is a way to streamline the job communication without using one of the larger construction / PM software tools that none of the subs will likely use.

We've used SW Repose Gray on our last 3 houses and everyone loves it.
