Thanks @Tony P.! MFH seem like a really hard to find.. I have not looked at the Spokane area..But yes, I took advice and working with an agent in the Boise area to get to know the market better..

At this time, I am unable to do the other creative methods of finding deals! May be sometime in the near future when I get more confident :)

I would love to visit Boise, so far it's only been google satellite! :) I am from the Seattle area which is totally off limits with my budget. I am a full time working mom and just trying to get into REI. With where I am today with work and home, I know the BRRRR strategy is not something I could pull off, so I am focusing more on the long term investment with some cashflow and appreciation..

I am looking at Boise area and working with an agent. I could very quickly figure out that Multi-family is hard to get by in the areas I want. I was looking at Meridian area which has good schools but its mostly SFH and a lot of new construction! I believe the area has appreciated quite a bit in the past few years too.. And hence wondering if it would still be considered a good investment? With all/any homes upwards of 200K, all cash is not an option for me.

Hello all

I am a new investor and finally writing my first post!! 

I am looking in the Boise ID area for my first investment property and wanted to reach out to the experts to help educate me! :)

I read and heard about the Boise has been growing at fastest pace in the recent years and I am wondering if this is still a good market to invest in? Or is it already at its peak and a better choice is to wait?

What are some areas to good/bad/avoid for a buy and hold? I am looking at MFH but SFH is ok too.

Any help or advice is really appreciated!
