Thanks Sergio. The only thing is I am not sure if tile floors in the living room would be as appealing to renters. The Vinyl I am using is Vinyl planks that are very wood-like so it would look nicer, I know it won't last as long as tiles but maybe it'd be more comfortable. I don't want tile floors to turn off renters. Or do you think that won't be a problem?

Hi!

I am updating one of my renal units. It's a 2b/2.5bath unit in a duplex. The carpet is shot. I am thinking about replacing living room flooring with wood-like Vinyl planks. I'd like to know if anyone had experiences with Earthwerks Rapture. Do you have a recommendation on color? I am thinking SPR-712.

I am having difficulty deciding what to do with the bathroom and kitchen flooring. Tiles or just same Vinyl extended from living room. The apartment is about 1200sqft and located in Austin, TX. What's your opinion on that?

Thanks Marco for the posting.

The property in CA does have a +ve cash flow. It is rather hard here. I got lucky and bought at the bottom in 2011. Although the cash flow here may be dwarfed by other states, the appreciation can be quite spectacular, about 20% in the last two years. Again, I count myself lucky on this one, as I know during the downturn it can be brutal here too. Right now getting a +ve cash flow property is rather difficult but break even is still achievable.

I am very interested in other markets. Any recommendations for both cash flow and appreciation? Thx!

Hi Everyone! =)

I am a new member located in the SF bay area. I currently own two rental properties, a SFH in Contra costa county, CA and a duplex in Austin, TX. I am interested in leads for good cash flow properties in and out of CA. I also want to use this opportunity to learn about flipping houses (preferably in CA and close to SF bay area) and get connected with sellers of properties that are good candidates for flipping.
