Thank you both for this! :)

Hi all! I recently came across https://www.getprivynow.com/ as a potential tool to find and manage deals. There are so many options out there that I'm a bit overwhelmed about where to start. I'm really new (just got my first property in January) so I may be getting ahead of myself but would love to hear others' thoughts on the software they use on the deal-flow side (as opposed to the tenant management side unless there's one platform that does All The Things) of their RE businesses. TIA!

@Ozzy Smith - yes, that would be great! Thank you!

Post: Interested in joining/forming a mastermind

Hi all! I'm a newbie investor with some experience in long-distance single-family flips but looking to gain more momentum, grow with other investors and form reciprocally supportive relationships with folks on this journey. Would love to either join or form a mastermind that focuses on accountability, encouragement and crowdsourcing creative solutions to investor hangups. I live in Seattle but would be happy to include folks from anywhere and either be totally virtual or, when it's appropriate to do so, a hybrid of in-person and virtual meetings. Anyone know of a mastermind looking for new members or want to start one?

Hey all! Does anyone have solid recommendations for contractors in the Dayton, OH, area for flip projects?

Thank you so much, Scott. If you have a fee-only, real-estate savvy financial advisor in your network that's local to Seattle, that would be great! Thank you for offering!

Hey all! Any recommendations for financial advisors experienced in working with real-estate investors and business owners? I'd love someone who's also familiar with working with single women into FIRE even as they are not in the highest of income brackets (yet) as well.

@Megan Shay - thank you! I love 20-years-ago Ballard! Before it got all yuppified and full of itself. :) When I get back to WA, I'll have to visit Poulsbo. I've heard some things about Bremerton, but only vague rumors, though it seems they may be true, sadly. :/

I've spent some time poking around your website and will do so more tomorrow! I'd love to keep chatting.

@Megan Shay - thanks for your reply! I lived in King County for 12.5 years and have only been to Poulsbo once. I love the ferries but weirdly never made it to Bremerton. I'd love to here about your experience in Kitsap - was it the affordability that brought you from Mercer Island to Poulsbo? What do you love about living in Poulsbo? I'd be interested in looking into seeing if I could possibly get into investing in Kitsap before it Seattle-ifies once I get back to the area and figure out financing.

Good evening, all!

I'm brand new to real estate investing, have very little capital and am hoping to move back to Seattle, an extremely expensive market, as soon as possible. I'm currently in Columbus, Ohio, but it's just temporary, though I know it's probably a lot easier for a new person who does not yet have a lot of contacts in the business and is not well funded to start out. What I do bring to the table is time, dedication, impeccable research skills, a passion for dry details and an excellent memory, which is a neat party trick and comes in handy way more often than you might think. Are there others like me who started out from scratch/a blank slate/nothing and have managed to get in, survive your first deal and achieved cash-flow success? I'd love to hear your stories about how you did it!
