Ridiculously late reply, but I ended up knocking on his door. He answered and I explained that we had purchased the house and gave him the closing date. He didn't say much, mostly just nodded. It was a quick conversation. 

I drove by the house a few days later and there was a large envelope in the mailbox addressed to me. Inside were the keys and a letter explaining his situation. He had moved out. 

We ended up helping him move a few of his belongings to his new apartment and paid him $300 for the remainder of his things. (I didn't realize that he had 30 days after receipt of a certified letter to claim any items he had left behind). 

In the end I'm glad I knocked and spoke to him face to face. Of course each situation is different, but I did what I would have wanted someone to do for me if the situation were reversed.

Update: We haven't closed yet, but we received notice from the bank that we will on or before June 5. I knocked on the door and told him we were buying the house and would close the beginning of next month so I wanted to give him advanced notice. He didn't say much, and I gave him my contact info and left. We will see....

Thanks for your replies, our attorney said it will be a 60 day process if we go the formal route.

Hi all, my husband and I are getting ready to close on our first investment property, an REO we purchased on auction.com The property is currently occupied by the former owner and I was wondering if anyone had advice on how to proceed with eviction. Should we knock on the door and try cash for keys, or stay out of it and let our attorney handle it? Thank you!
