I would say it would take most people a week to even learn the portal and how to run our website, unfortunately.  Then they have to learn a bunch of different other sites and apps, where each unit is, etc.
They are beyond needy. Condos/townhomes range from brand new to 6 years old.  These people do not know how to replace light bulbs, unclog a toilet, or find their a$$ w/both hands.    I have made 30 videos on how to do things and put them on a YouTube page for our tenants, sent it out on an announcement, etc.   So far that has helped a tad and I made a 13 page move in packet.  If I can get someone to take over for me they are going to have a much easier time bc of it, but even the lady who has been part time helping me acts so stressed beyond belief w/everything I teach her that it is insane to me.  I just do not understand people these days haha.  
They will not pay for a phone service, so if we do that, I would have to pay for it unfortunately.  Thanks for the advice though I do appreciate it!  

1) Show to your boss, so he better understands what you do and how valuable you are Thanks I did this before, I will again!   He is so ADD I dont know if he really paid attention.

2) You can create some training guides    I did this for our tenants and I have done some so far for whoever takes my place :)   I have uploaded 30 videos haha

3) This is actually #1 - figure out more efficient ways to do things!
- Appears you are allowing the tenants to run the business, not the other way around.     So, the person who has been helping is, I have been telling her NO.  I said Look I do not care if I sound like a B, we are NOT going to let them walk all over us.  :)   She was kind of getting the idea, and I know being new she was trying to pelase people but i said you are talking aboug 5 people, you are not thinking of the 130 others, the more to come etc, you cannot let people walk all over u etc!!
- We do not answer the phone outside of business hours. Why are you?  I do not unless it is an emergency so the pipe bursting recently was flooding their home and unfortunately they didnt know how to turn the water off regardless that I told them how before etc! 
- We have a maintenance emergency hotline that transcribes voceimails and texts to whomever is on call. We did this several years ago after analyzing 3 months of these calls and finding over 70% were NOT even maintenance issues! Less than 5% were actual maintenance emergencies. So, we didn't want to waste time answering these calls anymore.    Unfortunately, I am the only person who answers any kind of emergencies at this time  hopefully that will change soon!

Train the tenants, or they will train you!     THANK YOU YESSSSSSSSSS This is exactly what I have been telling the woman that has been semi part time helping!!   She will say, "I will just text them that Ill come check out their issue etc"  and I'm like "first of all, we do not text them, we send them a message on the portal, do NOT give them your personal cell #"   yet she continues tod o it, I was told last night that we will definitely be letting her go.  It's sad bc she is nice and I like her as a friend, but it is not working out at all!    Thanks for your advicea nd I am going to re-make that list w/my additional duties I have done to add to the list :)

Why don't you make a list of everything you do each for a week?

Hi everyone!
I'm new here and already love this page.  I hope it's okay to just vent too??   Currently we have about 135 tenants, not including parents who call/email me whenever they want due to having a bunch of needy, entitled honestly 22ish year olds.   I have been doing the property management and leasing myself, while sometimes trying to handle maintenance.   My boss WILL NOT hire someone GOOD and I have 8 weeks left to train someone, completely over.  I do have a helper right now, 3 days a week.  I really like her, but she is NOT willing to work 7 days a week while I am off and I dont blame her.   She keeps saying, "You will still handle THAT while on leave right?"   I am about to lose my mind.  The tenants these days are just so needy.  Now, sometimes it is real problems that my boss also will not hire a full time maintennace person because he says we cannot afford it.  We have someone on site building, that is not here every day either, so that does nto help.   I told him unless he lets me hire someone (we have had 3 good people apply), then I WILL NOT be returning after maternity leave.  It sucks because it's a great community and I DO want these tenants to be happy while I am out, but not at the expense of my sanity and my family.   I told him I dserve real maternity leave just like any other employee would get.  He said several time I could train someone to do EVERYTHING I do in 2 hours.   Well, another lady I work with said 9 months.  H edoes not understand everything I do:  Leasing, property management, etc.  We only have 58 units w/others under construction getting completed while I am on leave.  We have only one vacancy now which isn't terrible it's only been vacant less than a week.  I simply do not have the time to do everything tho.  Anyway, I'm just venting sorry!!  I do look forward to also hopefully helping people out with advice.  I've been doing this 15 years and basically trained myeslf.   Other small things I do besides leasing, mangement, some maintenance, are installing keypads to doors, programming gate remotes, garage remotes, doing walk throughs, doing walk through videos (15-20 mins move in/move out videos), advertising videos, take care of our website, our portal, fix the gates and cameras when they go out, just like everything you can think of.   So it really annoys me he says I can train someone2 hours so dont worry.   He said at one point the one lady could do 3 week and he will cover the rest, he cannot evne use a computer.   AND they BOTH travel and together b/c they are buddies, so it just makes no sense.   I am at a oss on what to do and my husband is ready for me to quit.  If it wasn't for the fact I do not want to rely on him for money  ( I have some in savings, but would not last forever), I just have never wanted to be a woman that had to rely on a man, but no one is going to hire me at 7 months pregnant LOL you know?    Any advice???

Can we start talking about this again?  Lol.  I am new to this site and I love it already.   I am getting close to a mental breakdown, just kidding, but I mean dang these tenants are annoying.  We started with like 15 and we are now up to 135 (not including their parents that call).   We are trying to make it better with a YouTube page on HowTo do stuff etc.  Generation Z is the worst.  Millenials are not as bad (I am a millenial), but honestly every single age group we have is super needy.  I leased a home for a year elsewhere and I made sure to be a good tenant.   Anyway, I just wajnted to vent.  We have people complain about everything from unclogging a toilet they clogged, sending picture of their poop, to not knowing how to do easy stuff that they SHOULD know how to do to one girl who has locked herself out 5 times.   It is too much for one person while trying to handle some of the maintenance myself, leasingand property management.   I am trying to go on maternity leave soon and may have to leave my job completely due to the boss not hiring anyoneto take over while I am supposed to be on leave soon!!
