Post: Rent by Room Smoking and ESA Issues

Hi BP community,

Wondering if anyone can help me think of the best course of action here for some problem tenants at a rent by room property that houses 6 people and 2 of the people have ESA dogs. Tenant A and B both have ESA dogs. Tenant A has cancer and is super sensitive to smoke and claims that Tenant B is smoking inside the house but only at night. How would I even get proof of anyone smoking inside the house if they do it in their room? The lease states it's cause for immediate eviction but when I go in the house- I don't smell smoke. I do let them know when I'm coming though and Tenant A has stated that there's no smoke smell when I text them that I'm coming over. Both the ESA dogs are fighting each other and one has torn skin from the other one. Tenant B has been bullying Tenant A with profanity and yelling so she stays in her room whenever Tenant B is in the kitchen/common area. Tenant A has stated that she wants to move to a women's shelter but they don't take dogs and feels super uncomfortable living there. I have the bullying on a group text as proof but I'm afraid that if I give Tenant B a 30 day notice (they are all on month to month leases) that she'll damage the property or not pay rent and I'll have to go through the eviction process and pay thousands of dollars. She also is broke and pays late every month. Her son lives there too and lost his job and can't pay either. He used a company called Joshua Tree to get a month free of rent.

How do I get rid of Tenant B and her son without causing upset and them damaging the property more and not moving out? They are the type of people to sue and try and get away with staying there for free for as long as possible.

How can I in the future not allow ESA pets or any pets in a multiple person house? It just causes too many problems.

And I'm not at the place to convert to renting it out to just one family because the rents haven't increased enough yet to cover the mortgage. I just bought this house 2 years ago.

Would love a new CPA in Idaho. Last tax guy messed up a lot and I caught a lot of his mistakes. We have two rentals rent by room and a househack duplex. We also have a finish carpentry business. Does anyone in the Boise ID area have any recommendations?

Hi everyone! I bought a house hack last year and my husband and I are buying another househack this year and wondering what the best insurance setup would be. We have Safeco primary residence insurance right now but when we move out of our first househack maybe we need to change to a different insurance setup up to protect us since we’re not living there anymore. Any thoughts?

Home are very expensive right now and we can’t qualify for a 500k loan because my husband just started a business and they need 2 years worth of income history. With that being said, we have 40k right now and we’re losing because of inflation. Would it be smart to purchase a manufactured home so that we have our money somewhere and the market looks like it’s going up? We’re currently renting and it’s $815 a month, for that we could definitely get a lower payment with a mobile home too. Thoughts?

There are several meetups here in Boise, ID that I find a lot of value in! There’s one every Thursday at 9am that is hosted by Sam Martin that has soooo much experience in real estate investing. He’s done just about every strategy. There’s one just barely switching over to in person meetings on Tuesdays at 9am that is hosted by Kevin Caroll and Cameron Williams that is super good too. The first one is called Idaho Real Estate Masterminds and the second is Boise Investor Group. There are others too- these are just what I started out with that helped me get other connections!
