Has anyone had success mailing a probate letter (to be forwarded onto PR) when the mailing address is to a lawyers office? I have not and was wondering if I should continue or if these items hit the trash immediately.

Welcome to BP! Advice: just stick with it. Glean as much as you can for free, there's tons of great info out there. Network on BP and by going to local Real Estate Investing meetings. Have you read, "Who Moved My Cheese?" That's a quick read and may help keep your mind in the game. Just do it! Get your feet wet, then dive in!

Hey Robbie, I am always learning more about marketing and would recommend you do the same. Don't phase it "I buy house" "I buy as is" tell them what their benefits are. Use the phase "you" no one cares about us. Targeting absentee owners: narrow your list by qualifying those leads. Make sure they have equity, make sure they've live at the house for a while, ect. I've heard some people say they target ppl for 2 mailers but I read the magic number seems to be much higher. 4-7 depending on who it is you're targeting. Keep it up. When ppl are distressed they don't need fancy postcards. Yellow letters is a great route if you're mailing. Way more expensive and time consuming. Download a handwritten font and use blue ink.

I'm a RD student and there are great attributes to the program, but my advice is educate yourself as much for free. Go to as many local RE Investor meetings as you can and see if there is another investor program that are local and will take you under their wing within their program (often cheaper and more personal). Markets are so drastically different and it's a better education when you can see and experience a local business system. REI tend to want to give back and help others. There are so many books I would recommend reading. Just don't take too long to pull the trigger and jump in with both feet or you never will.

I am looking for a buy and hold investors that work with terms in the Denver, Colorado area who is interested in taking over payments with the intent to purchase at a later time. 

The investor will get 60 months to purchase the property, 15%-40% Gross Investor Profit, excluding a Repair Cost Estimate allowance.

My name is Megan and am currently working with some partners on property acquisition. We are looking to wholesale what doesn't fit our criteria, buy and hold residential and commercial, and retail some SF properties. 

With this rapidly changing market we don't shy away from looking into new deals, new ways to invest and capitalize on this current economy.

Hey everyone,

Our group is currently working on our acquisition of properties using wholesaling in a variety of ways, but one technique we are struggling to capitalize on in Colorado is through Probate leads. 

Other than sifting through the Notice to Creditors, working our due diligence to qualify these leads, we seem to be at a stand still. 

From our investing network outside the state, we understand that other States' court houses allow for "Researchers" to physically sift through the actual paperwork allowing our network of investors to find leads before the Notice to Creditors are printed in the paper.

What ways are Colorado REI acquiring Probate leads?
