Just started using yellowletters.com but its a bit spendy.  Did around 568 letters with a cost of $627.05 as an initial test run.  I provided my own list from propertyradar.com

Any other suggestions on other providers out there with a more cost effective solution?  Thank you. 

Negotiate with the bank or shop it around. Don't just accept their offer.

Monika, 

We have quite a few vacation rentals in Arizona.  We always run the numbers as a regular rental as our Plan B.  Most banks will lend on it as a regular rental.  If it doesn't make money as a regular rental, then be cautious.  Vacation Rentals will typically make 2-4 times regular rental income but i will always calculate a properties both ways.

Your choice to remodel or not will depend on what your target market and what your competition is doing.  Typically you are trying to create a memorable experience for vacationers so a nicer property is typically what they are looking for.  I have never offered a less than stellar short term as we count on repeat guests and referrals to drive our business.
