Hi BiggerPockets people. Looking for some advice.  I bought this house last year fixed it up and now have a tenant.  Trying to plan my next move. Refinance and take money out to buy another property when the market has a downturn. Sell and 1031 into a multi unit. 

I have a 4% loan interest only for 7 years.  The house has been in my family for several generations some my property tax is low. 

I have a lot of equity in the house and I want to leverage my money to keep going forward.

Rent $4500-$5000

Hi everybody - looking for some advice. I have an opportunity to buy my father's house from the trust. Here are the numbers 

Appraisal: "as is" - $1 million

It will cost me $650k to get in: buy out family and pay off existing mortgage

Repair costs to get ready for rental $100k-$150k

ARV $1.3 mm

Rent $4500-$5000/mo

Tax basis will stay current - $5K per year

$650K loan @4% interest only 7/1 ARM $2167

Should I do this deal or take my 400k out of trust and find another deal?

The house is ten minutes from my house. House is in San Rafael Ca. Marin county

I have to make a choice to keep my dads house or sell. My brother and I inherited my dads house. As it is now it is worth 1 million. Mortgage =360k. Brother wants to cash out. The house needs a lot of work. 300k. Top dollar houses in area sell for 1.7 million. A. Sell house as is for 1 million B. Put 300k into then sell C. Put 100k then rent
