I'm right there with ya! I was also looking at rentals out of my state because Salt Lake is becoming crazy expensive. 

I found that it's pretty hard. Particularly if you're wanting to rehab a property. Lenders will be skeptical for you to take on a rehab and rent property if you're not close by, especially if you've never done one successfully before. 

Investing in your backyard is the best idea to start with. Get financing in your state, start driving for dollars and look for distressed properties or have an agent find you an under-valued home. 

 But if you choose out of state- find a great agent and property manager to help you with the process.

Happy Weekend Everyone!

I've been learning a lot about wholesaling and I think it might be the perfect place for me to start. I have a little bit of money that I want to grow so I can start buying and holding. Is anyone familiar with the process specifically in Utah/Salt Lake? 

I think driving for dollars and leaving a post card would be a good place to start. I just want to make sure I fully understand the process before I go out and find sellers:

1. Find below market value deals (foreclosures, tax  delinquents, distressed properties on and off market, etc) 2. Get in contact with motivated sellers 3. Get a contract signed between myself and the seller 4. Post the property I have under contract on BP Marketplace and/or get in contact with investors/buyers 5. Sign over the property to the investor/buyer. 

Can anyone break down the process for me in more detail? There are still some blanks spaces for me that I want to clarify before moving forward with my search.

I'm also located in Salt Lake City. 

I'm researching all about Wholesaling today. I'm hoping I can use this strategy to increase my capital so I can start buying and holding. How familiar are you with the process? I would do single family homes but if you have knowledge on the general wholesaling process I'd love to connect with you.

Hello! 

I’m preparing to find and purchase my first brrrr property in Utah. I will be looking in Cedar City and St George being that Salt Lake City is too expensive right now. I've ordered my postcards so I can  send out a direct mail campaign. What websites should I be looking at that will provide me with data for potential sellers?

Also, the hard money lenders that lend in Utah will only offer me up to 85/90% of the purchase cost because I am not an experienced investor. I only have $10,000 to put down and i'm worried that this will not be enough when I do find a property that's ready to go under contract. I've found a HML who can cover 100% of the financing but I would have to purchase my property out of state. Is this a better idea so I don't have to pull all of my money out of stocks?

Any tips and input are greatly appreciated.
