@Bob Malecki, if 12% is on low side for performing, what do you typically see?

@Donald Placide, was the realtor's client only willing to liquidate the entire portfolio? If so, do you recall what the asking price was?  If you're still in contact with the realtor--and his client would consider a smaller sale--I don't know whether we'd run afoul of BP's policy about "hawking" products, but I'd like to chat with him about that.

Thanks, @Dion DePaoli   I'd love clarity as to why, or in what instance, a mortgagee would still want to pursue foreclosure with a DIL in hand.

Oftentimes in reading here, or in listening to various podcasts, I see statements indicating these could be 2 separate exit strategies for the buyer of an NPN. It seems they're more inter-related than separate.

Excellent way to structure your deal, Chris. Clearly they went with you versus the other "We Buy Houses" guys because you gave them the time and opportunity to get their lives in order. In a place --the home where they'd been living--they felt comfortable in. Even if they took the $75K from the other guy, they'd have to pay rent, possibly more than what you "charged" them in your discount. 

I'm guessing they sublet to the meth dealer without your consent, so you probably had recourse to evict them at that point.  Just curious if you thought of that option?
