I am trying to think of creative ways to fund my real estate deals using my self directed IRa. I know that I can make a loan to my company using my IRA and pay back interest. However, have you guys ever heard of anyone selling a note in their IRA so they can free up cash to fund another deal?

I am newly self employed and I just did a refi of my portfolio.  The bank didn't even ask for paystubs or for my personal income.  All that they cared about was loan to value and the leases.  It sounds like you have plenty of equity and collateral so talk to a local portfolio lender about getting a B Note against your collateral.

A self directed IRA can be used to make loans to yourself (an entity that you own) for down payments. So your SDIRA can be the private money lender for your real estate investment business. That way you can keep all the upside on the subject property and use the cash flows to pay back the note held in your IRA.
