I agree with Nick. I wouldnt send the $680 Aimee. Oftentimes, when our gut feeling tells us something isnt right, it usually is.

Just be patient and seek other legitimate lenders. Just continue to do your due diligence and you'll be fine.

I'm in the process of acquiring more rental investment properties and wanted to know if forming an LLC or S Corp is better? Which has better tax advantages, and which business entity will allow me to transfer the deeds from my name to the company's name faster and easier?

I'm confused as to which route to take, so i'm seeking your recommendations. :D

but would like some soundful advice on how to do so. Also, what is the maximum amount a bank is willing to accept on a home, for pennies on the dollar. For example, if I am interested in buying a home priced at $180K, but would like to place an offer between $97K-$130K paying with cash, would the banks choose my offer first, over someone looking to use conventional financing?

Also, what are the pitfalls to avoid when buying a short sale through the banks or a motivated seller?

Any other advice is greatly appreciated.

Post: Water, Fire and Mold..Oh My!

I wasnt so lucky with my water/mold issue. Although, I have insurance, I was not covered by the flooding since I didnt have flood insurance incorporated into my clause. And now, I have to pay thousands for a sump pump installation, mold remediation, and re-installation of drywall, prime & paint.

If only the city would repair, place roofs on abandoned homes, many investors in the Baltimore City area wouldnt have these waterproofing issues.

Yes, I have contacted the City about this, and they tell me due to budget cuts, they cant attend to all abandon homes, unless it has severe structural damage that could affect the inhabitable home...whatever...
