How often to do come across an unforeseen repair like a foundation issue etc?

@Tyler Frost Thank you for your perspective. When you consider a flip do you bring all your subs in and your GC to give you an estimate or do you buy sight unseen and base it on pics/video?

@Owen Dashner Thank you! I really appreciate you sharing what the options are in conjunction with what my potential goals. I'm trying to figure out what niche will work best for me to start. Flippers seem a lot more forthcoming and helpful with newbies trying to gain understanding then some of the other ways to do REI.

@Chris Brown Thank you for your help. I'm seeing a theme here with having a GC do major repairs and having a team of subs. Does the GC oversee the subs work too?

@Brian Pulaski You made some very good points and I'm glad to know a lot of others have gc's doing majority of rehab. Being there to manage the overall project sounds like something up my alley.

@Paul Bowers  Thank you so much for your insight! I can certainly help gut the place myself. You are right about time is money. I feel much better about pursuing flips now though.

 I'm developing a good book of vendors locally but I don't know how realistic it is to find a flip that could be profitable in my area. I guess anything is doable.
