James, as many others have pointed out, the problem is the definition of national security. To me it means protection of the nation from terroristic threats. Peoples answers will be based on their definition so its a hard question to answer definitively.

Tom, Arizona tried to implement racial profiling, that wouldnt address the illegal alien problem but would give police officers more leway to stop and harrass people with dark skin. I mean, if you want to go after illegal aliens, you would have to stop everyone, they could be from Italy, Ireland, Russia, Hispanic countries, Africa, etc. Hispanics aren't the only illegals but thats what Arizona thought, thats why they are getting sued. Also, 20k Mexicans have now fled to New Mexico. Guess what that means, the rental property market sucks, businesses have lost 20k customers, actually a significant blow to their economy by getting rid of consumers and renters. Speak to some people who have lost their tenants. It's a mess what Arizona did.

What does rogue nations mean?
In my mind if I had to pick something from your list, terrorism would be number 1. I don't even see how border security is on the list though. What terrorists are there that came across our borders illegally? All the terrorists are us citizens or us nationals. I think J Scott put it best.

Tom aside from you, who is playing the race card? Yes, this country was founded off of racists, are you ashamed of the truth? You brought it up and I don't understand why. Your post indicates you agree that tea party members are racist, so I must ask, what is the point of your post?

I bought lots of books on real estate investing, including steve cooks rehabbing book. I also went to local rei club and paid $300 for a local investors bootcamp on rentals. It was well worth it as the investor was knowledgeable about everything and we are still friends to this day. I did some birddogging for people who proclaimed to be gurus who I later discovered didn't know anything. I learned a lot about problems from my own experience, in the beginning all my deals had some crazy twist involved (nakruptcy, estate sales, foreclosure, tax liens, irs, etc.) and I used each deals issues to get the problem deals other people passed on. I paid a few grand for a course on buying foreclosures locally and two months after the course, the laws changed! I paid $800 for chuck smiths stuff which was complete garbage. So based on all the money I have spent over the years, the local bootcamp on landlording was the best but only because the guy who taught the class was the real deal, his bootcamp showed hud-1's had a bus tour showing houses and lots of real world examples. I think local rei clubs are the best source of info because you can deal with people who know the local laws and requirements which is a must to be successful fighting lunatic tenants etc.

Mike M, please explain what you are trying to say:
"From what I saw of Glen Becks rally, it was mostly support for our troops. I did not see a 'race card' played at all. I did see MLKs niece speak at the rally. I am prejudiced against only one group of people, that being those who play the RACE CARD. Any group who's main purpose is to advance member's of a particular race is RACIST, by definition. If you want a truly civilized society, race should not even be a consideration."
Who are these people you are referring to?

Marc, let me make sure I understand, you are pulling out a tub and diverter to replace with a $5 diverter and $100 tub and you are worried about your reputation? Please gentlemen, please stop, you cant advocate replacing something for your 'reputation' and then brag about using substandard materials. The post asked how much tub reglazing cost not 'lets see who can claim, they can replace a tub for an impossible amount.'

LOL, even after a government tenant was evicted by the government from my unit, tub still looks brand new. I can't speak for your locations, but the reglazing in Maryland is the way to go. Also, no way you can replace a tub, surround, plumbing and toilet for $400. A cheap toilet costs $79, cheap tub costs $150, cheap diverter costs $79, I'm already at $308, then you said subfloor at $10 sheet plus the tub surround which costs anywhere from $50 to $150, then flooring, then caulk, you have already exceeded $400 and you haven't even included the cost to have someone demo and haul out the existing tub. If you don't like reglazing because you haven't tried it or the companies in your area don't do a good job, I can respect that, but don't try to tell me you can do all that work for less than $400 when materials alone cost more. Oh and did I mention time? Reglazing is done in 2 to 3 hours. Replacing the tub, subfloor, surround and toilet, at least a day if you are lucky.

Mike, they moved out at the end of their lease but are now trying to strong arm us into giving their security deposit back. I don't take well to being strong armed and will personally be walking through their unit and will charge them for anything they messed up. When are tenants going to learn that being nasty does not yield positive results? At least they are out, thank goodness!

Bryan, it is clear from your post you have never reglazed as tub. As I already stated, I have reglazed tubs on over a dozen rehabs and sold them and had no problem. The original poster said he was done with his rehab. So yes, if I am done with my rehab that means there aren't any leaks or other issues and everything has been fixed. So yes at that point, if a realtor says the house looks great but the tub is dingy then yes I would reglaze the tub. That was the point and the question posted here. I am just offering a legitimate solution based on my experience. Two years ago, I told a newbie rehabber to reglaze the tub in her rehab and she didn't listen and came to me when she was done rehabbing the property crying about how the contractor tried to upcharge her for all this crap by pulling out the tub when he originally agreed to do it for a low price. After it was all said and done she agreed that she should have reglazed it. The bottom line is yes, all the posters have made valid points, but the original poster said he was DONE with his rehab. I would never pull out a tub for a rehab or rental unless the tub was in terrible shape. And obviously, if the tub was leaking or had significant subfloor damage, by the time I was done rehabbing that would have already been taken care of so there is no putting lipstick on a pig. At no time has anyone suggested reglazing a tub that has issues underneath. Anyone who has ever reglazed a tub clearly understands it is a cosmetic upgrade.
