I recently took a more "hands-on" approach to rental property that required renovation before we could look for a tenant. Whenever I got stuck I consulted YouTube. They have videos for everything and you are able to watch them do the work firsthand (and replay when necessary). It was a lifesaver on a number of projects. I just took my Tablet to the property with me everyday, just in case.

I agree with @Brandon Turner on this one. If it's so small that the untrained eye could miss it then it is probably something that can be treated with off the shelf products at a big box store. Easily under $1,000 more than likely, so $5,000 is definitely safe. Good Luck!

I agree with you Wayne but my advice was for Sergio as a buyer. I assume he is not using this strategy of buying short sales. I don't reccommend making offers on multiple properties at one time unless you are in a position to honor the offers.

Short sales can take forever. I suggest you write a new contract and make the escrow deposit contingent on the lenders approval letter. Once the seller has an approval letter from the lender then you can put down the deposit. I have never had an issue with a seller or their realtor accepting this contingency.
