I hope this subject line prompts a healthy discussion.  Apartment investors say they would never buy a single family, yet hedge funds continue to buy hundreds.  If you had 100k to invest in real estate, would you:  A. use for down payment for 4 single families rentals . B. buy a flip . C. buy one single family all cash D. use as down payment for largest unit property you could buy . E. use as down payment for an expensive single family rental  (say California).  F. other option.   Let the games begin!

@Account Closed thanks for great info!  Are there any other limitations other than separate water heaters where submeters could not be installed?  I guess you could get pay to get plumbed for new water heaters so you could install submeters.  How about for gas submeters (any necessary equipment or setup where can not be installed?   I am looking at a fantastic quad in great neighborhood but water and gas not separated and owner covers, expensive.

Hi, I have closed on my first 3 single family buy and holds in past year. I am very interested in the BRRR method for all of my future purchases, but my local bank will not do cash out refi past mortgage 4, and also require 12 month seasoning regardless. I have contacted BR2 finance, who are offering 3 month seasoning and 6.5% 30 year fixed. Any other options/thoughts on lenders on the cash out refinance? Seek a commercial line of credit and commercial long term loan??
